Since 2016 · Among Milan's most appreciated hosts

Milan isn't an easy city for first-timers. Finding a home, understanding contracts, dealing with bills — it often costs more than the rent itself.

That's why we created Smart Housing Milan: well-maintained apartments, all-inclusive prices, contracts without surprises. We've been hosting in Milan since 2016, and over time we've become one of the city's most appreciated hosts, with hundreds of students, Erasmus and professionals who've found a home with us.

Eight options between the university districts and the Arco della Pace neighbourhood — from a bed in a shared room to a 120 m² penthouse.

  • All bills included in the rent (electricity, gas, water, heating, internet, waste tax, condo fees)
  • Clear contracts: short-term for students and workers, or multi-year canone concordato
  • Strategic locations: close to Bocconi, Politecnico and Arco della Pace
  • No gender or age restrictions — a welcoming and professional environment; on request we can arrange a men-only or women-only apartment
  • Direct communication with the owner, no middlemen, no commissions

Terms & conditions

Everything you need to know before contacting us.

Available contracts

  • Short-term (12 months) — for students and workers. Bills included. No residence registration, valid for scholarships. Deposit: 1 month. Starts from September 1st.
  • Long-term (3+ years, canone concordato) — available on request, mandatory for the Diamante penthouse. Bills excluded, billed on actual usage. Requires employment contract + 2 tax returns + 3 payslips. Deposit: 3 months.
  • Guaranteed registration — every contract is officially registered with the Agenzia delle Entrate (Italian Revenue Agency). You receive a copy of the registered contract, valid for visa, residence permit and university paperwork.

House rules

  • No smoking indoors
  • No pets
  • No overnight guests
  • No gender or age restrictions — on request we can arrange a men-only or women-only apartment

Required documents

  • ID or passport
  • Italian Codice Fiscale
  • Employment contract or university acceptance letter
  • For long-term contracts also: 2 tax returns and 3 payslips

Check-in & check-out

  • Hours: Mon-Sun 9:00–19:00
  • Out of hours: €50
  • ID copy within 24h of confirmation; Codice Fiscale within 24h of check-in (€100 penalty if missing)
  • Languages: Italian, English · The landlord does not live on the property
